With the slow real estate market we are experiencing, you want to make sure that your house is as attractive as possible to potential buyers. You need to remember that when buyers visit your house, they are imagining what it would be like to live in your home.

A simple odor that might be unpleasant to your prospective buyer could be taken as a signal of a structurally unsound property. Just imagine how they would take a dirty bathroom; this for sure will make it even harder for you to compete your with your competition.

In the following paragraphs, you can read about a few and inexpensive actions you can take to help buyers imagine themselves living in your home. Most of these tips can be carried out in little time and with very little money. You may want to create a budget of how much you wish to spend (a few hundred dollars can do miracles), and begin making the changes right away.

The simplest thing that you can do is to ensure that you show your house with optimum light as possible. It's good to show your house during the day, but even then, turn all the lights on for optimum illumination. 100-watts light bulbs should provide the optimum illumination that you need; change them because research shows that properly illuminated houses have greater chances of being sold.

If you have a front lawn, be sure that they are trim and rid with dead plants and fallen leaves. You can also try to repaint the exterior of your house if the paint has faded and you can afford to finance a repaint. If this is not possible, don't fail to repaint even just the front doors and windows.

Make a great impression to your potential buyer. Help them remember your address by bedazzling them with shiny new house number. Don't forget to replace old mailbox and doormats to help you create first impression.

Inside your home, wash the carpet and the floors. If the carpet is very dirty, rent a carpet cleaning machine at your local supermarket or hire a professional carpet cleaner. Usually, you don't want to change your carpet because it can be outside your budget and your potential buyers may not like the color of the carpet anyway.

If you ever decide to repaint the rooms, use only neutral colors but repaint only when necessary. Sometimes, washing the walls to take out the stains will have the same effect as repainting.

Before you open your house for inspection, make sure that you've double check the rooms for presentation. Bathrooms need to be tidied up and unclogged - this is a must. Candles, too, create warmth and welcoming feeling to your guests so it's best to have them during inspection. And you should not leave behind your focal points by putting vase in them with flowers.

You can also improve your house with little money by changing light switches, electrical outlets and doorknobs. These upgrades are really inexpensive and make the house look a lot better.

A seller will know if his house is now ready for "show and tell" if he puts himself in the place of his buyer. You should try to picture out being the buyer who entered your house for the place; would you be delighted to bond with the house and raise memories here or not. If you think that your answer is doubtful; you should go back to basics to find out what is it that makes your home less enticing for buyers.
